@Joshua Mellor It is in Laurel, MT (right outside Billings, MT). 3 bed, 1 ba, 940 sq ft. Expecting $850/mo. We'll be remodeling it winter/spring 2021 and will be able to get 1000/mo.

@Nick Barlow Thanks! Pretty excited to get the first one under my belt.

Thanks to everyone for pointing me to the right site! Who knew the county assessor's would be incomplete [facepalm].

@Megan King thank you!

@Lydia R. @Megan King Thanks ladies. So the link I'm looking on is the county assessor's at dallasact. com. That's where it's listed as nonexistent for the prior 3 years and $2 and some change for this year. I don't have access to the MLS, but I will just ask my realtor in the future. Thanks!

@Megan King Check out 3019 Lasca St

Gotcha--was thinking that was so, but how does the county not even know!?

$2 yearly property taxes: I've come across this on multiple properties in DFW. What gives?

Investment Info:

Single-family residence buy & hold investment in Laurel.

Purchase price: $85,000
Cash invested: $1,000

My father-in-law is selling us the house he inherited from his mother. It's an oldie but a goodie. He's doing the financing, so 0% down. Terms are being decided in a the next few days.

How did you finance this deal?

Seller financing.

How did you add value to the deal?

We will be remodeling the kitchen, floors, and (unfortunately) windows, next year.

@Nicholas Weisman do you self manage? If not your PM should have referrals. I have a great guy so I will DM you his contact info.

I, too, would love the contractor referral!
