Thanks @Jason Hendrickson! That's what I was doing wrong, I need to divide the vacancy out over 1 yr... That is very helpful. Thanks for taking a look. Also, thanks for the tip on Cap rate. That one is still hard for me to wrap my head around. Appreciate your help!

I had to lower the purchase price by almost 40% for the numbers to even come close. Am I being way too conservative in my assumptions? I'm a newbee, but an accountant and it seems to me like this person is asking a crazy amount. They are asking $1,200,000.

@Aaron Farr Thanks! We are hoping Spokane will be a great market for us. We are planning to live in the duplex and house hack, so we are hopeful we can find something in Mead/Mt. Spokane. 

If we can't find something we are also open to the idea of splitting our capital and purchasing a fixer upper in Mead as a primary and a second SFH in the Shadle area as a rental. I'm trying to do more research on the demand for rentals in each area and we'll need to see what's available of course too.

Hi David, thank you for the information that is really helpful. It makes sense, I'm sure everyone is trying to get into the A class neighborhoods, since it would be much less of a headache and would save you money on damage and turnover, the margins are probably smaller. I hadn't thought of searching for wholesalers directly in google. I'll give that a shot, thanks!

This is my first post, new to BP here. I am an accountant and have always been interested in fixing up houses and in building a business one day. My husband is an electrician now and use to lay carpet when we first met. We liked the idea of rehabbing, but like the idea of stable passive income more. We have finally decided to go for it and are waiting for the sale of our primary residence in Portland to finalize and we are going to be purchasing back in our hometown of Spokane, WA. We have two little girls and want to get them started in the Mead school district. We want to start off with a duplex and I have been trying to learn how to analyze deals, but from what I can see I'm not sure if the numbers will make sense.

How do you each pick the area you will invest in? Are you picking the best area of town, or do you just run the numbers on each deal in any part of town? Spokane is a smaller town (550K people in the metro area).
