Kevonna, I too am looking into purchasing my first multi family and recently watched a BP interview by David Greene of a young investor who stated that more importantly than the rent roll was the rent ledger which shows what the tenant is actually paying, not what they are supposed to be paying.

I have several long term rentals but am recently considering investing in a vacation rental in St Augustine, Florida for a better cash flow. I am aware that the property must be in an area zoned for overnight and/or weekly stays. However, I feel a bit apprehensive because local government can change these laws arbitrarily. Am i wrong?

Is Tampa too over valued now to invest? Was seriously considering picking up some single family homes however, I think it looks like there was a huge run up in property values in the last year.
