I've had a very interesting proposition for a new on the market, higher end, flip property.....A buyer, due to personal issues, has bad credit - but cash in hand. They are asking if they can buy the house using Owner Fi.  They are offering a large down payment and to payoff the loan within a year. 

Apart from really wanting my money out of the house, what are the downsides here??

And as this is my first one, what is the process - have them get "qualified" by a RMLO before or after signing or negotiating....... 

Any and all insights are greatly appreciated!!

Hi.  Does anyone have an excel format for rehab costs? 

I'm thinking there must be an easier way to look at a property and come up with estimated costs. For example - type in 12 next to windows and have it easily populate into the total cost across the row and then down the column.   How do you accommodate for sq ft pricing and product price tiers?  Thanks!

I'm researching insurance policies for my 1st SFH rehab. Is a Builder's Risk, vacant dwelling all I "need"? I would rather have more than needed, without going overboard.... Thanks for your insights.

Hello Everyone.

I've been following forums and watching webinars - learning a ton from you all - thank you! 

Well, it's mid-November, and I did it! I pulled the trigger and purchased my 1st, 1968 SFH needing some updating for a new homeowner. Now I know I didn't do it all by the numbers like I learned here, there was a little from the heart - the house spoke to me (uh-oh, I know) - but there will be enough margin that even if I blow it all, due to unforeseen costs (and I don't see that happening), worse case scenario, I break even and learn a lot!

I started this post to ask - now what?? What do I do next/1st etc....., but maybe like Dorothy in the Wizard of Oz, I have it all inside and know what to do. Maybe I just wanted to share with you my excitement.
