does anyone have a good spread sheet they use to keep their books for their rental properties?

I have a listing and my clients did a beautiful rehab. We listed it at 1.179 and my clients want at least 1.2. In my neighborhoods agents tend to list at very low prices and drive up a bidding war. When clients ask "do you expect this to go way over asking?" I struggled with the right answer. I didn't want to make them think it was going to be out of control and then discourage them from writing, but on the other hand I don't want to discourage them from writing a super high offer either and get my clients the highest price possible. But I also want to stay classy and not walk around like "oh my listing is going to go 100K over" because I know as a buyer's agent that's really frustrating. What would you have responded when a buyer asked if the sellers are expecting the price to go way over asking..? I appreciate the help.
