Post: Why don't new investors do JV deals?

I am a newbie investor and I would love to JV on a deal! I am a couple of weeks away from closing on my first property which will be a house hack but I am interested in wholesaling and growing a rental portfolio. I have a fear of JVing with a newbie since I am a newbie as well; I definitely would prefer to partner with a seasoned investor on my first JV. I just need to understand how to right the contract to protect myself.

This is an awesome story! I actually will hopefully be closing on my first investment property in 2 weeks and plan to rent out 2 rooms. This is an exciting journey!

@Alvin Uy my wholesaler contact just gave me the same advice 😉. If I can’t find anything within the next month I will explore that route so I can purchase something before prices rise for the Spring season. Thanks!

@Nicky Lisewski yes I have a realtor and we are looking in the MLS. Thanks for the suggestion but the issue is that I am looking in Point Breeze and Brewerytown sections of Philly which are going through major redevelopment right now so as soon as a Multifamily hits the MLS it's snatched up in just a couple days. My back up option is to get a single family and use the basement as an Airbnb for income which a lot of people there are now doing.

I know it's Christmas Day, but my mind is still focused on my first property 24/7 =)

I have a pre-approval for a 203k loan ($425k), I have a licensed contractor, I know some wholesalers, and I have a down payment; but I am having a HARD time finding a DEAL in the Philadelphia area. I keep getting outbid by cash buyers =(.  I know hard money lenders do not lend on single family primary residences but what if it is a duplex and I am living in one unit and renting out the other as an investment? Is that still considered a primary residence? Any advice?

I am racking my brain on trying to find ways to get an off market deal!

Hi, I am a newbie investor in the Philadelphia area in the process of negotiating my first deal for a house hack (YAY!) 

I will be doing a complete rehab and would like to start interviewing architects and general contractors for a 203k loan. The architects I know of are in NJ but looking for ones in Philly. Does anyone have any referrals for an architect and reliable, reasonably priced GCs who wouldn't mind taking on the lovely 203k loan? =)

Hello! My name is Laura and I am a new, new investor in the Philadelphia area looking to house hack my first investment property =). It will be a complete rehab using a 203K loan and I am beyond excited to start this journey. I am currently negotiating my first deal so I would like to start working with an architect and interviewing general contractors who are able to work with a 203K loan. I have been listening to BiggerPocket podcasts religiously for the past 5 months so decided it's time to join the online family and hopefully build a trusting, rewarding team.

If anyone has any referrals for architects and contractors please let me know.
