Hi Mike - I already have a property, just need to connect it to a buyer. It isn’t turnkey, but it isn’t a total gut job and is a great price even before negotiations. I don’t plan to become an agent - I have a lawyer and a notary in place for a transfer of trust.

I am trying to gauge the interest of cash buyers on fix and flips in Mexico. Wholesaling seems likes somewhat uncharted territory so I want to see if it is worth my time before I invest much more. It seems like a great possibility. So, not so much a question, more looking for input. Thanks!

Thank you for the responses. I spoke with a lawyer and the process seems as straightforward as here in the US. I agree it is difficult to figure out market value, etc with a lack of MLS. However, it is possible to find comparable properties and their prices nearby. The property I am looking at is a cosmetic flip. I am going to attempt this and see how it pans out. Again, thank you for the advice!

Has anyone ever wholesaled in Mexico? If so, was it any more or less difficult than in the US?
Any rec's on Title and Escrow in the Tijuana area?

Thank you for the replies! I have the POF from the hard money lender. I was confused about the nuances of the cash vs hard money, but the numbers are good - I am sure of that part.

I don't want to waste the agent's time or my own, but I was under the impression it was best not to say you were going to wholesale and to say you had another partner to bring deals to. I am brand new to this, so I am trying to figure things out, not mess it up, and not make enemies! Thanks again!

I made an offer on an on market property, realtor asked for POF, I submitted a generic one from a website. Agent asked me what my loan term would be, because I'm using a hard money loan..financing info needs to be filled out even though my offer is still like cash. What is the answer here? I intend to wholesale the deal, so won't be spending money on it. Thanks!
