You have to hire a local project manager and rental manager. Look for referrals from local real estate agents, other investors, etc. 

It's a good idea to place the money in escrow if you are paying out of pocket. If you are using hard money, they will require and set that up anyway.

I agree with you. Buying out of state might be the best option for you. You will get much more for your money and establish a passive income/rental portfolio much faster.

Good areas to invest would be the middle part of the US (Mid West.) I have owned rentals in St Louis for many years and one of my students/investors has purchased 21 houses this past year alone in Ohio and she lives in South Florida! (She went to Ohio only once - all the fix and flips and management are done remotely via project and rental managers.) Her cash flow per door is over $400 per door.

I have owned my rentals in St Louis since the '90s and most of them are paid in full and I just collect passive income. I live in South Florida and I go to St Louis 2/3 times a year (mainly to visit family and friends.)

@Sam Owens

Since you are a first time investor, I would suggest assigning the property "as is" instead of undertaking a rehab.

Unless you have funds on your own or you personally know people with money, it will be hard to get money, even from private lenders, unless you are willing and able to put some "skin in the game" (money down.)

You build up your experience and resume as an investor by doing a few wholesaling or assignment deals to start with.

Also don't second guess what potential buyers would be willing to pay for the property. Get it under contract for as low as you can and blast it out there. You might be pleasantly surprised. :)

Both Houston and Dallas are great areas for investing, buy and hold, fix and flip or wholesaling.

The whole middle of the US, from Wisconsin to Texas, and Denver to Ohio, you cannot go wrong. I personally invest and have been investing in the Midwest, even if I now live in South Florida.
