I would like to also add, my current PM offers Brokerage Eviction Services fees for each lease agreement. However, those cost add up over time in which those fees can pay for an eviction fees upfront if need be, so at this point it seen as a waste of business expense. So, need thoughts and feedback, also some ideas about upfront and litigation legal fees for evictions when necessary.

Hello! Reaching out to the forum regarding networking for Legal Team that support evictions. Looking for Legal Team to network with in the East Valley area, in particular the San Tan Valley area. I would like to understand how services are provided in the event a eviction is needed and the standard fee associated to pursuing eviction legal actions.

SFR in rental market saturation. Property on market for a month, no hits with below than median rental price. In situations as so, what should property management services would be put work here to earn their keep to get the property rented. The only options provided is move in specials or driving down rental price. Advertising only consists of main websites: Zillow, Trulia, etc. Should I look into finding a better PM?

Rental market in San Tan appears saturated in rentals. Seems SFR rentals raised from new home built in the area in past few years. Houses appreciated, however, cashflow is depleting. In this type of market, what are the exit strategies for this type of markets?

Also, when is cashflow to be enjoyed as profit taking when property keeps consuming cashflow. Seems rental is now liability rather than asset with equity.

Looking for suggestions and recommendations for situation and investing strategies. Thanks.
