@Chad Robertsto everyone's point, especially @Ray Hage's. I think this is a personal decision based on your end goal. However, don't let not knowing a good PM company deter you from retaining the home if that's ultimately what you want to do. I own a PM company and I'm happy to provide you with some insight into our services if you need it. But again, do what's best for you, and the rest will work itself out. From my perspective, the biggest disconnect between property management companies (PMCs), owners, and even residents is the misalignment of expectations. Your emphasis on the importance of thoroughly probing to ensure the PMC being interviewed has a true understanding of their operations is well taken.
Creating an alignment of expectations requires recognizing that property management is generally a low-margin business. For the economics to work, PMCs must excel in running efficient operations by leveraging technology, implementing well-thought-out management practices, and fostering transparent communication.
Before taking on a new client, we prioritize assessing the needs of the owner first and the property. This approach allows us to offer insight into our services and fees based on a solid understanding.
A successful relationship in this business usually exists when there’s true alignment of expectations across the board—owners, PMCs, residents, and vendors.
