What's the best way to get in contact with Realtors to access the mls and do wholesale deals, fix and flips, and single/multi-family buy and holds?

@Jim Pellerin Sounds like good advice. Now I just need to learn some of those investment strategies to see which one works best for me. I will look at RISE for starters.

Hello BP community!

Looking to gain some insight/advice from investors that have profited in a recession before.

How can someone position themselves to capitalize on a real estate downturn? With 15k to invest will I be able to find a decent investment property? 

Where should I look for the biggest bang for my buck and dare I ask, can I make money without spending any of my own money?

Purchase price: $132,000
Cash invested: $10,000
Sale price: $192,000

Single family residential home. Buy and hold 2+ years. positive rental cashflow net $200/month.

What made you interested in investing in this type of deal?

Inspired by a friend's dad that owned multi-million dollar properties. Read "Rich Dad Poor Dad" and began to invest.

How did you find this deal and how did you negotiate it?

Found through local RE agent. Bought at the bottom of the market and sold 2+ years later.

FHA

Buy and Hold.
