I understand that the lease is technically breached - but can you tell me why you all are advising to not renew the lease to a screened and paying tenant? Do we feel the boyfriend will influence the paying tenant in a negative way? Or, are we assuming that someone with an eviction on their record might turn out to be a 'problem' occupant?

A conversation with the tenant might have resolved concerns. I'm seeing possible vacany, turn over costs, advertising cost, time for showings, etc...

Just curious as to what the thought pattern is.

The bad thing about listening to podcasts during the morning and evening commute is that you can't take notes. Definitely have to listen again!

Bryce's hunger for his goal was so apparent and hence a very inspiring success story!

Brandon and David's commentary was A+ as well.

@Jared Forman Thanks for the welcome! I am hoping to participate in a couple of joint ventures over the next few years to grow my investment fund. Ultimately, I'd love to own a few 5+ multi's and grow it into a healthy buy and hold portfolio. My short term goal is to learn how to evaluate a good deal quickly and grow my network.

I’m so thankful to have discovered this community.

I’m loving the podcasts. I’m loving the forums! And I’m loving the blog posts!

I’m a backslidden investor, looking to be reborn again. (Ha!) I bought a triplex 12 years ago as my first home and have been managing it well. Unfortunately for me, life has distracted me from my original real estate goals, but I’m back!

I am ready to start investing again and am exploring my options. I have some debt and I have some funds. I’ve read/listened to the ‘Pay Debt or Invest’ debate thousands of times and have decided to take the risk and do a few ventures to pay down the debt, and then continue investing for cash flow.

I work in the Pharmaceutical industry full time and like what I do, but it limits my time. I’m dabbling a bit in the real estate crowdfunding platforms, but would like to do a few venture with real life people. I see plenty of articles on how to find equity partners, but not finding a lot of info on how to vet investors (and their deals) to be an equity partner. Would love some more info on that!
