One website I used to advertise my listing was GoSection8. Even if you don't want to take the section 8 program there are people whom pay cash and search for apartments on that website. Zillow was very helpful as well.

You get more feedback on go section 8 than zilow?

No I don't get more feedback from go section 8. Facebook market gives me the most feedback from all other sites.

I have a 3 family on S. 11th in the South ward section. You can find tenants based on the prices you set. I'm am seeing new property developments and rehabs in all sections of Newark from A areas to D areas. A lot of investments funds are trying to buy properties in bulk and overpaying.

Most of my tenants that I've rented to are New Yorkers whom commute to work in NYC but need rental prices that are less than NYC.

I've utilized cozy. It allows you to upload pics of your apartments and creates links for them to send to candidates for background and credit checks.

Can someone explain how they've used an hard money lender to purchase a property at an auction?

Please elaborate how you identified the property(ies), informed the lender of your target properties, and what were the lenders requirements and process.

Thanks.

Question for everyone, I have a large size basement in my 3 family in Newark, NJ. The basement has two entry and exits. What are the qualifications to create a basement apartment in Newark NJ?

@Anastasia G. I've had to evict 2 tenants; 1 I inherited and 1 I shouldn't have selected. It took me 1.5 months to evict which is good compared to NYC.

@Raul R. Which market do you invest in? I've invested in Essex county NJ but now I'm looking for additional markets.

@Michinori Kaneko I've begun to see houses sit on the market longer now since the Spring.
