Hello BP Family!

Experienced Contractor Needed

Can anyone recommend an experienced contractor to run a rehab project in the DMV metro? It is a single family row home, 1100 sq.ft., major updates

Contractor must have:

- Contractor's Licenses

- Insurance

- References (preference for investor references)

Here are some of the typical items on my punch list:

- Framing

- Painting

- Drywall

-Electrical to code

-Plumbing to code

-Installing cabinetry

-Carpentry

- Moving appliances and hauling materials

We prefer a contractor who has their own crew that completes most of the work, as opposed to a GC who will sub all work out but open. 

Contractor must have:

- Contractor's Licenses

- Insurance

- References

@Kirk Koskiniemi Thanks for the reply. Is it typical that the rent roll would be a significant source of funds to pay the monthly interest? If I borrow $180K @ 12% to rehab a buy & hold, creating an $1800 monthly pmt to the HML and I'm cashflowing $500/mo in rent but the bank requires a year before I can refi- then rent doesn't seem like it would be a significant source of income to pay back. Certainly some.

Hi folks!

If you use a HML to BRRR, how are you paying the monthly interest until the property seasons for the refi? In general, what are the typical ways/sources folks budget in/pay monthly interest to HML? Is it built into the loan, private money, savings, rent etc.?

Hello all,

I've been researching private money lending and I have a few questions for experienced private lenders:

1) Are you requiring title insurance, and fire and liability insurance?

2) What paperwork are investors typically providing in pitching you a deal?

3) What legal documentation is typically apart of the deal? 

4) Outside of the deal itself, what other considerations relative to the investor are you taking into consideration (i.e. track record, credit, etc.) Basically, what else are you evaluating to determine if you should lend to an investor?

5) Are you establishing LLCs with your investor(s)?
