Good morning BP family,

I have come across the challenge of needing to raise my FICO score in order to show lenders I can be responsible. I have a goal to purchase my 1st investment in 1 year. I understand mostly what needs to be done, I know the 30% rule with credit limits and paying bills on time. I have as of recent become desperate to raise my score to at least a 650 and I am about 100 points away. What could I do to speed up the process? Also I have seen advertisements about companies providing a service to do this for you. Are any of these companies legit? Is it even legal to go about raising your score with a company? Finally if it is legal does anyone have any recommendations for one they have worked with before? Any knowledge and wisdom will be greatly appreciated.

@Tracy Streich Thank you for the clarity and knowledge. I am listening to the podcast and reading the How To Be A Real Estate Investor by Phil Pustejovsky. I just want to make sure I start off on the right foot. Thank you for the recommendation for a Property Manager as well, have you worked with this company before? Was your experience a good one?

Hello BP,

My question is how much is a standard charge a property manager should get. I understand its up to the property or properties they manage so I will give a scenario. San Antonio TX, duplex 3/2 , 3/2 rent currently $995 one side and $950 for the other. Should they receive a monthly fee or a monthly percentage of the rent? How much is too much? Any wisdom is greatly appreciated.

@Bart H. thank you for your insight and wisdom. You made a very valid point I literally have nothing to protect yet. I guess I got ahead of myself, I just want to start off on the right foot so I am willing to do whatever I need to in order to be successful. I will hold off on the LLC until I have maybe 3 or more properties.

@Mike Garland Your right I am going to go back and get a better understanding since I am just started I guess its not needed just yet. I would love to house hack, I'm currently looking at Duplexes and crunching numbers to see what would realistically work.

@Thomas S. Thank you for your feed back, could you elaborate? Are you saying that lenders would be more reluctant to work with a LLC? Also what exactly did you mean about having adequate insurance? Looking forward to your response.
