Post: Wholesaling Contracts To Seller

I would really appreciate getting a copy of an Indiana legal contract to present to sellers [both private owners and financial institutions] for the purpose of wholesaling or flipping  the property.

This will be my first experience with this type of transaction. In the past I always used my own money buying then selling.

Yes, I read the forums and listen to podcasts but unfortunately both activities are on a sporadic basis due to my schedule and I am not up to speed as much as I would like. So, any adv ice would be welcome as well.

Congratulations Jonathon! Looks great! In my immediate area, I would be reluctant to put $67,000 total costs in a house that size. It seems as anything under 3b2ba.,12-1300sf is much slower to sell. Again, great job!

Hello Shawn, and thank you very much. I look forward to meeting everyone I can from this site and especially fellow Hoosiers.

I have read most of the books you recommended, some years ago in fact. They were a positive influence in my getting started in REI several years ago. I don't mean to imply that I know all, Lord knows most of us need some refreshing now and then. Plus all the knowledge and experience to be gained from BP members.

The two wholesale deals I had were almost a given. In other words I stumbled on them by accident and neither required any formalities. My background was primarily in rehab and flip along with some SFR"s.

Right now I feel my major stumbling block is starting over from a different position than I did then. No assets, no money, no credit, and very little running money for searching and no network. But allow me to say, that shall not stop me from both learning and succeeding.

Hi Mehran and thank you. Seems since I signed up for BP, I have been busier than normal for this time of year. Unfortunately, not in REI. Therefor my response time to everyone has been much slower nthan I prefer.

Hello To  Everyone in BP. I am Larry Wood from Chalmers,In. Sure wish I had known about BP several Years ago. Although I am still learning my way around on here, I can see the immense value of the organization.

The introductory title is not meant to b misleading, but the fact is, I am just re-entering the business. The title represents what I did at one time. Before Identity theft and fraud took me down. Bottom line is: I loved it then and am excited to get back into it.

Due to my circumstances, I want to learn more about wholesaling and flipping with no money of my own required. I am also interested in exploring some possible partnerships  for flipping. The area I am in is close to Lakes Shafer and Freeman [Indiana Beach] and lake property always moves in any economy.

My goals in RE is to flip and wholesale at least 6-10 units a month and take the knowledge with me to warmer climates in the winter and do the same thing. Eventually be able to invest in some larger complexes for long term residual income.

May sound aggressive for a 67yr.old man, but hey, I am healthy, single, ambitious, compassionate person with integrity and references. I am rebuilding my retirement plans of income and travel.

Enough about me for now. I look forward to meeting as many like minded people and new friends  as possible.
