Im interested in a small strip center. Most of my properties are NNN so I manage myself, but, this one is about 150 miles away and will need a bit more management (snow removal,parking lot clean up, etc). What is the typical % fee for commercial property management? This is an 8500sf retail center with 5 tenants.

Yes they exist.  Call a local commercial real estate company.  Tell them what your looking for.

If there is a sink food disposal/in sink aerator I have it removed.  When those go bad they leak and no one notices for a long time.

Does anyone know of a good website for demographics and or traffic counts? Preferably free, but if you know of a good paid site please let me know.

I've alway put the buyer as _________ LLC or Assigns.

My understanding is that all contracts are assignable regardless of the “buyer name” listed on it.

Why does the seller care who the actual entity buying it is? As long as there is performance of the contract and penalties in place for non-performance.
