Hi @Rich Pierro

I live in Weld county and don't see a farmer putting a large value on a small parcel. Your property might be better suited to someone looking to move to the country vs living in the city. However, depending on which Longmont exit you are close to perhaps the possibility of changing zoning to commercial might be an option. The area is growing, just a thought.

Hi @Taylor Horowitz I to just recently struggled about selling a house I lived in for 7 years and have rented for the last 12 years. I have tossed this emotional sale back and forth for almost 2 years and have finally decided to pull the trigger. It has not been an easy decision, but one I will now be able to live with...it was time to cut emotional ties.

It has been a great rental over the years and my tenants have been very steady. I self managed and for a while it was tough watching things get beat up. Renters no matter how good do not take the same care as an owner. So that helped my decision to sell.

It's not a light decision but the market is great and that makes it easier. I will reinvest the gains in property that I will make more money with.

Hi Everyone,

My name is Larry Modak. I joined BP a week or so ago and have been reading tons of great advice and neglected to introduce myself. So here goes. I started investing back in the early 2000's and bought a few SFR and 4-plexs. I have been inactive for some time and am starting to reactivate my investing career. I am interested in buy and hold, flips and multi-family.

I currently still own...well the bank and I...3 SFR rentals and land I will be developing in the future. Looking forward to meeting local people, learning and passing along my limited amount of knowledge.
