@Dennis M. Thanks for your reply. I ran the report at their asking price, so I am really shooting to land in that $80-85k range. I am going to run the calculator again with CAPEX at the higher rates.

Thank you for the response!  The unit was built in 2010 even though it looks older in the picture.  What percentage do you like to have your repair/capex rate?  The triplex is in a lower income town.  I believe the average household income is roughly $40-45k and they are 1br units.  I assumed I would be dealing with potential tenant issues which I know can be a headache.  I did get a quote for lawn care,  and thanks for reminding me as I need to add in the cost of $80 per month.  One question I did have because I do not have many comps to compare..does the purchase price look in line?  Obviously, I know  the lower price I can get the better, but based off the calculations do you feel like the purchase price is fair?

I have been studying REI for roughly 6 months now since moving back to Tennessee. I would love to be able to connect with wholesalers, investors, etc. who are in the Cookeville, Tn area. I have been a sales manager for roughly 7 years in the vacation ownership field, and I was a licensed real estate agent in Southern California.
