Hello! I was wondering if anyone had a reference for a fix and flip contractor that can handle single family flips from head to toe, someone who is licensed and insured and wouldn't  mind filling out pre qual paperwork and w9 info.

Hello! I'm wondering if anyone has come across or has a reference any HML that lends in Phoenix AZ, who actually lend 70% or greater ARV without the LTC or LTV kickers of 80/90, true 70% percent financing?

Hello! I'm looking for a reference for a competent CPA who is familiar with Cost Seg studys and how they can be implemented to offset business and personal W2 income. Me and my wife have 4 small "STR" Airbnbs and personally make a little over 300k, we've been told its possible to depreciate a significant portion of the value of assets in the first or couple of years. As such this could carry over to our personal income and lessen our tax burden. Is anyone familiar if this is still the case, and if so are there any references for a CPA or firm that can help accomplish this. We are not a big company only a few rentals so a CPA that doesn't mind working with the little guy is preferred.

@Austin Johnson  The syndication sounds great I just don't know enough about the right company, group, or information on syndication to get started. I know what it is  I just haven't dived in. Any group or book you would recommend to get a grasp of that. Have you attempted it yet and seen good results?  

@John Bradley@Sean Ross Right now its a 2.75 FHA so mortgage insurance is still there, its not under LLC structure bc of FHA guidelines. I've been looking around and there are some definite opportunities but I notice for obvious reasons they get scooped up. I'm not sure if I can find a worthy property in 1.5 months for the 1031 or not get outbid, and I don't want to be taxed if I cant find one. But I also see the benefit of being able to use all that equity tax free for something big. I love the property it appreciated like crazy and cash flows great, rents can still grow if we make small updates her and there.

Hello! Wanted some opinions on the best way to use the equity that has accumulated for RE growth, i have about 400K in equity and want to buy more RE for cash flow. Should i cash out refi? My mortgage payment will increase, cash flow will drop significantly but ill still have the asset for the future. 1031? I loose the property but 400K could go a long way for a bigger property, maybe more cash flow. Business Line of Credit? Simply use this to finance down payments and cash needed? any other suggestions or thoughts on how to grow?  

Hello! As RE grows I'm wanting to do joint venture deals with friends and other like minded investors, can anyone list a structure or "book" that can be helpful on how to buy RE with other people involved. Ex. I have a friend who has seen me purchase RE and wants to team up on the next multifamily buy and hold purchase, he willing to put up about 70-100k, how should we structure the contract, do we both need individual LLCs or form a joint LLC, how do commercial lawyers play a part etc. Any books personal thoughts or experiences would be helpful.
