Curious to know if anyone recommends (for or against) using equity as cash to purchase outright? Cash for down payment and HELOC as a means of borrowing from yourself.

Thanks... that's actually what I've started doing on my own. It's only properties/4 units... 2 sheets.

However, I'm no expert w/Excel, so still hoping someone has a template. I know they exist as I've seen hard copy. 

Appreciate your input.

Thx. but not finding the type I need.

I just hope to find a simple spreadsheet to keep track of everything that I already own, so that at the end of the month/year, I can see how I'm doing (exactly).

I use the rental prop. calculator in BP to evaluate properties and I love it. However, I am looking for a spreadsheet designed for units already owned to keep track of actual rent and expenses (and repairs and vacancy etc.)  I've searched the forums and there are tons of solutions, but no simple per unit spreadsheet.

My guess is that I'm missing something already on BP.

Can someone please point me in the right direction?

Thank you for the responses. 

This is a residential tenant that I fear will stay even after I've asked him to leave. The reasons I want him out (when the current lease ends) are varied and included things other than non-payment.

Just a quick plug for BP. This was my first posting in BP forums. Other investors were reaching out to help within minutes! This really is a great site. Thx.

I think this is a simple question. I have a tenant whose lease is coming to an end. Without a lease, do I still need to go through the eviction process, or is there an easier legal remedy, like changing the locks.

I'm hoping for the latter, but fear it's the former.... even if they don't have a lease.

Larry Collins here... Interested in all types of RE investing but stated with 2-4 Fam in No. Jersey. Own 2 properties, 4 units, one of which is commercial.
