Well i got a hard-*** litigator involved that I know and it looks like we are headed down the settlement path to salvage this deal.

Also, today I found out the mole is a long-time investor in town who has bought a half-dozen houses from me over the years. And to top it off I had a friendly lunch with him two days ago...

What are FHA's seasoning requirements? I bought a house 2 months ago from HUD, rehabbed it and listed it for sale. I have an offer from an FHA buyer, just wondering if there are seasoning issues that will come up.

How can I get quickbooks to show me all the cash in and out of a property that I bought, fixed, refi'd, rented, refixed, and sold? I am trying to come up with some IRR calculations on some deals I have completed.

I would like to find the mole on my buyer's list and make him squirm...how can I get the adminstrator to tell me who it is?

The money is not the issue. Since the agreement is contingent upon court approval, I dont know if I have a leg to stand on now that the other side is fighting it.

And yes, I did cut down my buyer's list to about half of what it was to get rid of the tire kickers and troublemakers.

I locked up a good deal last week and had it wholesaled in a matter of hours for a $20k profit. The seller was satisfied with the deal at the time of signing, however, one of the "buyers" on my list was competing with me to buy the house and told the seller what I was doing and she immediately tried to back out. This is an estate, so the contract is contingent upon court approval. The seller's attorney basically told me I can either tear up the contract or they will simply petition the court to throw out the contract.
