Long Island/NYC - A group of man is selling contracts of houses in foreclosure, they ask 10-20k to “hold” the deal and promise just in case If deal fell through they would give the money back, of course they can never close on the deal and 12months later you ask for the money back and they make excuses. I already found 1 person who bought a house in the same “address” as I bought. They are selling contracts to get money. Please if you were a victim too, contact me.

I bought a house in a auction, at the court house in NY in January/19. They can’t clear the title, after 7months of back and forth being patient I’m asking my money back. Aldridge Pite is terrible company. First they said the attorneys were handling the docs for my reimbursement, month later after calling and emailing them insistently they said Wells Fargo is not their client anymore so they have nothing to do with the case, and refuse to tell me which company took over. The referee has the money but says he can’t do anything, I’m lost. Legally, can I sue the bank for selling something that wasn’t ready to be sold? Keeping my money? Ask them to pay me the interest and moral and material damage since I had to go to the court several times lose work cause the former owner was making motions about the house?

Taxes are very low now, 20k is for NY state first gift, and I can cover taxes, for the taxes I didn’t add space I just renovated and by has 2 programs to grieve taxes..

Property price + rehab = 420k cost I’m paying 2.200/monthly for hard money. So I’m not getting any offers better than 425k paying comission I would loose money. So I’m thinking about keeping it to rent. Please let me know if I’m missing something in my plan. If I get a 430k offer I would sell, but I would pay 3.200 for mortgage no down payment and I would get all me money back, and rent it for 3.500.. next year I can decrease taxes and make more money on the rent. With the mortgage I can get (according to the mortgage person 3.99rate with 830 score credit) 20k gift from NY state, so I could make an extension and make the 3rd bedroom and in the future sell for more. That’s was my first investment, I did 100% by myself, I’m not an American I live here for only 3 years, so this was to learn.

I thought I could give a try since I always was very lucky here. I need a recommendation of architects in NY Long Island Nassau preferably. TIA!!

@Nathan G. FINALLY I found someone who think like me. I just post something related, I’m in NY and I have to evict a lady from my house and she’s being tough although I said I would help her out. This democrat states only reward the wrong part. Here in NY can take even 6 months too, hopefully I will find a smart lawyer like you did. And I wish people stop doing cash-for-keys. They are wrong, they need to pay, not to be rewarded.
