Hi Matthew,

Based on the condition, a full gut reno is going to run you at least $100k unless you can GC it yourself, in which case you can probably get it done for 80k. I've been a full time investor in Nassau County for 10 years now. The biggest problem we have here in NY is our closing/carrying costs. It typically costs me between 35-45k just to buy, hold, and sell within six months without even touching the property.

Thank you! I appreciate your warm welcome. I actually renovated and sold most of the houses I bought. I did wholesale a few but couldn't produce enough to handle my own fix and flip volume as well as wholesaling. I am in the process of sponsoring my first multifamily syndicate. I will continue to buy and sell single family houses until I can get my multifamily business of the ground.

Is there there still a way to view the podcasts in the old format where they were in order. I found it much easier to search for podcasts in the old format.

Post: Wholesaling and being a Licensed Real Estate Broker

I am currently wholesaling my first deal. The contract discloses that I am a licensed real estate broker but I am wondering if I should also have a one page clause that the seller should sign in order to protect myself better?

I am not representing myself as a real estate broker on any purchases and/or assignments. I am wholesaling on Long Island NY.

I would appreciate any and all advice and/or feedback.

Hi Dan,

I'm in the process of starting a wholesaling business here in Nassau County Long Island. What do you mean when you say Business License? You should open an S Corp or an LLC but you don't need a specific license to wholesale real estate. I'm a licensed real estate broker but I just used another one of my companies for my wholesaling business.

Have you taken any steps with your marketing and advertising yet?

Hi Jonna,

Thanks for posting a reply. That's a great question. I've been working out of my home office for 12 years now and since my kids were born, it's been getting harder and harder to work from home. At this point it is critical that I create a seperation between home and office. I leased the office under my brokerage but the majority of my time will be spent wholesaling/real estate investing. Plus it will allow me to expand and hire a couple of employees if need be.

How's the real estate business doing where you are?
