I read your fantastic post and thank you for sharing. I am a new wholesaler in the Baltimore, MD area looking to gain some fast cash to pay off some debt and then I too, will be looking for opportunities for multi-family properties so that I will have the choice of working at my present employer or to continue to work my business full-time and when I reach the age of retirement I will be able to retire in comfort and leave a legacy for my children. I do attend my local REI, so I am informed with lots of Taylor made workshops for the opportunities that I am interested in learning more about. I wish you much success and happiness. Hello BP family, I am a new wholesaler/investor in Baltimore, MD

I would like to know as a new wholesaler, when I assign a contract  to the assignee and the proof of funds are presented, can I collect my fee as the wholesaler then or should I wait and go to settlement to collect? I was informed I could have the funds wired to me and that I don't have to attend. Please help me with this, I am hearing different answers.

Good afternoon BP family,

I am a motivated new investor from Baltimore, MD and I need some help. I would like to know where I can I locate owner sellers in Baltimore, MD? I have tried using the MLS but they are connected to real estate agents and I wish to speak directly with the owners of the properties. How can I go about accomplishing this task? I drive around in my area hoping to locate for sale by owner properties and I also walk around the neighborhood to locate properties but I haven't located anything yet. I thought I had my first deal but the sellers was asking to much for their property that had been on the market 230 days. When I spoke with them and informed them that I was still willing to work with them but they had to come down from 85,000 to 60,000 if they still were willing to sell it. Mind you they still owed 79,000 on the property. Needless to say, I was a bit disappointed but I moved on. I hope to obtain some great advice from the vetrans and new investors who have done deals.

Good evening BPF,

I wish everyone success in your businesses. My name is LaRaye Alderman and I am a new investor from Baltimore,MD. I am looking SFR and multifamily properties that are being sold by the owner but I can't seem to locate the phone numbers for these owners. I have searched white pages.com, anywho.com and a few others with no luck and some sites are requesting payment for the site. Are any of you paying for phone numbers? Does anyone have any advice?

Good morning BPF,

I am a new investor from Baltimore, MD with comps from a Realtor for SFR and Multifamily properties in Baltimore City and Baltimore County, but I can't seem to locate the owners phone numbers. I have tried whitepages.com and anywho.com. Does anyone have any advice??
