@Jamie Brayton. I would consult your various scenarios over the phone with an experienced exchanger. We used First American Exchange Company and were very pleased. They gave me great advice and worked off of flat fees for service. Good Luck.

@Syed Z. I recently helped my parents do a 1031 through the First American Exchange Company where they sold a small strip mall exchanging for several SFHs. Over half a dozen transactions in two weeks. It was painless and easy, and remarkably affordable. I highly recommend them. Call the experts at an exchange company (or several)...that’s my advice. Don’t go it alone, the timeline is too strict and tax penalties too stiff to not have an actual exchanger. I think your exchange scenario is valid. Best regards and good luck.

@Giovanny Garcia Hello.... I'm new to BP, but have recently purchase a SFH in NY. We were required to have an attorney and we (the wife and I) were both required to be present at closing (that may have been the bank or attorney's requirement). We just moved to the state recently, but from what I can tell, it's standard here. There are quite a few attorneys that only do real estate closings, but do investigate further. Good Luck,
