Thanks much @Mindy Jenson for commenting i was waiting patiently for a comment and spending time in the forums.... Now I seen that since you're actually selling the contract that is the difference in whether your "brokering illegally" or not but i also read that u still can only do 5 deals a year so I'm still not to sure.  But I do see your point about the benafits of working under a broker, thank you Mindy!

I've been wanting to get into rei for some years now but never knew when to start, luckily I hadn't waisted to much money on guru info before I found BP. 😊 I've been watching every podcast I can find, bought @BrandonTurners book and have been listening as well as read through most of it! My main focus right now is going to be wholesaling,  but i want to make sure that is within the state regs and completely legit obviously.  I chose wholesaling due to limited funds as well as the fact I believe it would be a good way to network out of the gate. 

OK, so I've been looking into getting my real estate sales licensing because I've seen many forums where it is cloudy about the legalities of wholesaling without it, as well as the fact i could use the formal training.  Now is it a must that i work under a broker or "hang" my license in order to even get it,  because that has been what I've gathered from online.  I just want it for the training and to wholesale completely legal without fear of getting blacklisted before getting started lol,  ADVICE?
