Hey guys I live in Manteca also. I bought my 1st house in Newark, Ca about 6 years ago and sold it about a year and a half ago to purchase a home in Manteca. The timing was almost perfect. The newark house had gone up $300k or so in the 5 years I had it, and then another $50kish since i sold, but the Manteca house has gone up over $100k since I purchased. Anyway this was my 1st liquidity event that got me back into trading and then into real estate. I own a 36 door unit in Tx and am seeking singles in the area around it. I think this model works best for a distance. The property manager gets good $ off the ulti-unit and is more than happy to manage singles at the same rate as the multi's (which is cheaper than if you just a had a group of singles).

Hello all, I feel like I'm always asking for referrals, but that's only because the others have worked out well. Does anyone have a company they do business with in this area that they are happy with? I have a 12 unit building I'm closing on shortly that I'll need to have managed.

Hello, I'm looking for any referrals for a good property management company in or near (Austin) Killeen Tx. I have a 36 unit building just outside Fort Hood that I need managed (as I am in CA).

Good point, I had considered that and thought him humble enough to be okay with it. But, I don't really know him.

$600ish for normal rent. Not much in terms of grounds to maintain, mainly picking of trash. Maybe tell someone to keep the noise down, or clean up their balcony.

I'm closing on a 16 unit in Atlanta on Friday. Currently there is a super onsite that manages the building. I'm changing that, but thinking about keeping him for grounds keeping. But I'm wondering if it would be cheaper to just pay someone to come through once or twice a week to maintain my grounds. Alternatively I was thinking of offering him $1 rent (too generous?)
