Hey everyone, 

I'm in a situation that is above my experience level and I need help! I'm looking at a SFH to owner-occupy and rent rooms out to individuals (students, military, etc). I saw a recent opportunity that I requested a showing for. It was in great shape despite a few minor cosmetic repairs. It had an unfinished attic that could easily be finished into an extra bedroom to add an additional source of income. The only major issue was to access the only bathroom the tenants would have to walk through the master bedroom. This wasn't going to work.

The SFH was listed appropriately at $130k, but the seller would be willing to go as low as $120k to help offset the cost of adding an additional bathroom to the first floor that would solve my problem. Would a bathroom on the first floor be an issue when I resell the house down the road? Would it cost me less than $10 to add a bathroom where the porch was that is attached to the kitchen? (6x10 area)

This is would be my first deal in real estate and I want to confirm with BP that it would be a smart decision to send in an offer. After all the repairs would be done I could cash flow $300 while living there for free along with increasing the equity of the house by finishing the attic and the additional bathroom. I need assurance to take the leap. Thanks for the help! :)

Hey @Steve McClure, like you I am also fairly new to BP. I'm down in the Denver/Adamstown area currently but looking for my first property around Reading where it would be closer to my school and work. I wish to get into the Lancaster market and start investing around the city. There is a lot of development and gentrification making it a great place to invest!

Hi Bigger Pockets!

I'm usually a lurker on forums but I'd like that to change that. I'd like to break the ice by introducing myself and documenting the start of my real estate investing career. 

The past couple of months I've been interested in real estate more than ever, reading books, watching videos, and even taking action in purchasing my first property. I'm in the process of obtaining an approval letter from several lenders such as Loan Depot, Quicken Loans, and a local bank to see where I can receive the best loan program. 

I'm 21 and in my junior year of studying Information Technology so I'm looking to house hack a 3-4 bedroom single family house just outside of Reading, PA, preferably close to a university so I can rent to students while I am still attending school. While still living with my parents, I've managed to save ~$25k to use toward the investment whether for a down payment or rehab. 

I'm looking at places on the MLS that are listed between 115k-130k in a B class neighborhood with simple cosmetic fixes that will get my feet wet in simple rehab. Most of the properties in the area are older than 1960s within that price range.

I've very excited to be a property owner and landlord and I have to give a huge thanks to all the people in the community that have given advice on this forum to help educate individuals like me to help achieve our goals and I look forward to adding value when I gain credible experience.
