How would I go about finding the owner when I'm so far away from the property? How do you seasoned veterans handle remote transactions? Please advise.

Hey Wheatie! Now, if it wasn't a double close and is actually just an assignment, would you have to pay taxes on the assignment fee you collect from the enduser? If so, when do you actually pay the taxes?

Kevin,

How do you do an assignment if you're making $20K on the assignment? Wouldn't your buyer get upset that you're making so much money? Also, how do you ask for your assignment fee? I can't imagine someone is going to pay you $20K in cash if you're not doing a double close. Please advise!

I am just waiting for the next REIA meeting to take place. Aparrently, the day before I got into Wholesaling full steam was the day of the last meeting! I can't wait to get into the meeting and network.

Any tips as to what I should be saying to start off conversations with other members? I'm new so I don't really know how to approach seasoned real estate members.

Very helpful information Mike! Now do all those categories come with every deal? I may need a little help deciphering what it all means! =P

I didn't know I even had to cover the "Wood Destroying Organism Report" in the contract.

I also noticed that this is starting at number "3". I unable to view "paragraph 4, 9 or 11"?

How do I word it in the contract to the seller/buyer that they will be responsible for the closing costs? This way I will not have to come out of pocket at closing. Please advise!

Does anyone have any input to this subject? I know the traditional way is to go through an agent, but I was just wondering if there's any way around that as I do not have an agent to this point. I have sent out several emails to agents requesting their services, but no replies. I mentioned I was in the business of wholesaling and inquired if they have any experience with assigning contracts. No responses! Please help!

How am I to get a contract with a seller if we never meet in person? I'm under the impression we can fax the contract over and have them sign it to fax back to us. Do I need them to get it notarized? Someone please help as I have a potential property outside my state!
