Good advice Jody. My husband understands the financials better than I do. I will have him read this and look into the HELOC. I'm not sure where I posted this question. I wanted it on open forums and today it took a while to find your response. The format is new since I was last on BP, so I'm trying to learn my way around again. We have talked about the HELOC but heard the interest rate is on sliding scale. We will check into that. We have excellent credit and hoping that will help. What's the best way to tap into that equity to buy at auction. HELOC, refi. We have bought homes and lived there for couple years to avoid capital gains. We've not borrowed money so this is new to me. Any advice is greatly appreciated. Thanks
