Hey Charles! I haven't done my first deal yet, but from my reading there are a few options you could try.

Just do 50/50 split (or whatever you and the partner decide is fair) and split the profit at time of sale or cash out refinance. OR do something where you pay them a slightly higher share of the rent, for example 75/25 until they are repaid whatever ROI they were looking for in interest for the loan, and then revert to a 50/50 split or like you said possibly some kind of buyout.

It depends on who your partner is but some people just like having a steady little income from money sitting in a house, like getting dividends from stocks.

Hey BP!

My wife and I are new investors, we are going to be doing Brrrr and flips.

We are going to start our first project soon and I just wanted some tips about organizing our scope of work. What is a good order to do the repairs in? What is the best way to get the rehab done as quickly as possible? Any tips on what to watch out for? It is kind of general I know, we just want to be prepared.
