I agree with Matthew Kwan.  Many if not most agents/lenders are transactional and built to do business with primary residence home buyers vs. investors.  I vet with simple questions about their personal RE investments.  If they don't want to talk about investments or multiple lending options, even if they know the particular market well, I thank them for their time and move on.

Financial and time freedom.  Specifically, I want to replace my W2 income so that my wife and I can split our time between Hawaii and Japan anytime we choose.  We have family and ambitions in both locations but I feel tied to work commitments at my W2 in Hawaii.  Newer RE investor but optimistic that we can scale quickly with a little traction.

Aloha Darrell - just curious, where are you looking? Waikaloa? Does the STVR pencil out with debt service/HOA, etc.? You could consider partnering or looking for seller financing. If you already have a specific property in mind, feel free to DM me. I'm not personally interested in lending but would definitely entertain an equity position. I'm on Oahu.

I didn't end up doing the removal.  I had two licensed contractors provide quotes - both exceeded $20K for a 300sf area.  Both contractors further emphasized that they didn't know what the concrete ceiling would look like once the asbestos was removed.  There may have been additional costs to smooth out and make the ceiling look good.  The cost didn't make sense to me.  Hopefully you can find a more reasonable price in California.

In my case, my wife wasn't interested in house hacking the traditional way of renting out space in our primary residence but had I started investing in real estate earlier on in life, I would have house hacked as a single guy. If your family is onboard with it, you will find more opportunities on Oahu than you will with properties with existing ADUs. I am currently looking for a property with an ADU that would work for us but not a lot of these pop up on listings and I don't have an agent actively looking for me so yes, my investing strategy has been different but house hacking is a great way to build wealth and free up some of your own cash for more assets.

Aloha Jacob!  I recommend reaching out to an Oahu based realtor on Bigger Pockets and have him/her start looking for a SFH with an ADU in your price range.  There are a lot of agents on Oahu who are accustomed to working with military families utilizing VA loans.  I would start narrowing down a neighborhood, square footage requirement, school proximity and price range to help the agent help you.  Best of luck!
