I stopped mailing to beat up houses held by LLCs etc. Do you bypass the old, beat up properties owned by corps and LLCs? If not, do you market any different?

Also, the mortgage stays in the individual's name when you deed the property to a trust/LLC, correct?

What is considered a good insurance policy? Do you mean an umbrella policy for that property? We are putting our single rental into a land trust and LLC (with more to come).

It's a townhouse so no extra space to store and I'd rather not get a storage unit (and added expense) for a washer dryer. If I could find one for cheap, that may work. Thanks for your replies.

After sixth empty for awhile after an eviction we have a tenant. The previous tenant left a good washer/dryer set. The renter wants to bring in and use her own w/d. The last time I rented an apartment, the company would not let us swap out their set for ours citing liabilities etc. Our PM is adamant about letting her use her set. My wife sees it as a potential rent drop when (if) the tenant moves out. What do you think, leave in or take out?

I have yet to do 2014 taxes (multi-state W2s, rental property) as well as 2015.  My last tax person, an accountant, was not taking depreciation for the rental.

I met with a company that would do both years for $600, and that's a discount.  That seems steep.  What do you good folks pay?  I'm not afraid of paying for expertise and quality service; just not overpriced service.

I'ma an absentee landlord.  My new and current renter doesn't have a checking acct, her paycheck is put on some debit card.  Somehow she makes her payment using my acct number (I know that's not good, so let's not speak on that). 

What's the best way to accept rent payment? I can urge her to get a checking acct but if she doesn't have one by now, what's next?

I used an IFTTT recipe that scraped CL according to my criterion. The results come by email where you could forward to an assistant, VA, etc
