THanks Mason.  I do plan to use a lot of motion detected light.  Ive already begun purchasing solar LED motion detecting lights to make the cameras more effective....and ward off the vagrants.  Im originally a Mass boy myself.  Spent many many many summers in Sandwich and Marstons Mills with my cousins and Grandparents.  Love the cape, hated the summer traffic. Its so pretty in the winter.

Thank you Theresa. Unfortunately I'm the fence company lol.  Ill be on it ASAP. I plan to stretch a chain across the entry to the lot with a No Trespassing sign in the interim. might be smarter to get jersey barriers.

In any event yes a clear lot would be less hassle.  I dont want to run into any squatter issues after the deal goes down.

Howdy 
I'm buying a vacant lot to accommodate my business (contractor). Its a commercial lot in a busy section of town. Unfortunately this area is rife with property crimes like folks jumping fences late at night and taking whatever suites them. I plan to incorporate 6 ft fences, barbed wire, cameras, signs eluding to the cameras and possibly audible alarms or electric top-wire to deter the would be thieves.

I was by the lot yesterday and there are a number of vehicles parked on the property, one with people living in it.  

Ive got a 30 day inspection period.  Wouldn't it be in my best interest to have the seller clear the property prior to closing. I rather unbelievably had someone tell me to do it myself after I gain access and control of the property.  

The property is being sold with owner financing but Im not sure that makes any difference.

On another note, I am looking for ideas on how to best secure the lot against the scum that scour the city at night.  Ive listed my top 5 deterrents above but would love to hear from some of you with properties in hardened/ busy urban areas.  I'm a bit daunted by the prospect of having to fend of intruders in the hours I prefer to be asleep.

Tried owner finance and the terms were crummy.

Tried wells fargo and they want me to take a construction loan as well.

Are there reasonable options to finance a commercial lot? I plan to use some cash I have saved to slowly build out the lot as a site for my business while renting the back half to an associates business. Im looking for a lender with reasonable terms (20 year am rate, less than 8% interest and 70% LTV).

Trump is a property owner and so is Boy Kushner. This isnt in their best interest.  Wont likely pass.

Hes all over getting these folks back to work. This is clearly de-incentivizing those willing to sit out the needed recovery. You cant tell me the guy that was looking to trade your Obama phone for an alarm clock is going to see the passing of this bill. Sounds ironic.

I have a 17 foot moving truck they can rent for free from one of my businesses if they list with me.  I also give credit to one of my other businesses ( a contracting business ) in the value of $500. The $500 could be used for landscaping cleanup, painting, general house cleaning, moving etc.  Im all licensed and insured so one hand washes the other. Ill use my business affiliations to sweeten the pot while creating business for them.  All the while I will be helping people to make the move significantly easier and less expensive.  The complete value of my proposition is around $1000. Im willing to dig deeper if I can find ways to help people move with less strain. I know literally 1000s of people in the architecture construction, labor, real estate and mortgage markets of Tucson.

Im not a cold caller and have little time for this as I already run 2 small businesses. Im interested in mailing only. No door to door or calling.  Ill look into list source but I already have a free source for lists so not likely to pay for list source.  Mainly looking for what to narrow my lists to.  I have access to every door in the hood but lets face it your not looking to sell if you just purchased last year.  No im thinking 5 years owned.   30% equity.

Licensed agent Looking to develop a mailing list to bring in new listings. What criteria would you narrow down to or would you just blanket the neighborhoods w EDDM? I have a system for getting things addressed and stamped if I can determine some criteria to improve my chances of success. I have a title agent willing to supply the lists.

Looking at a purchase of a mechanics shop to convert to my contractor office.

What are the risks and costs associated with such a purchase? What are the Environmental costs? Ive heard of a phase 1 and 2 inspection and can imagine they could result in a large cleanup cost. Anyone have exp with this type of thing? Looks like I could get it carried by the current owner (lenders would be apprehensive I imagine) but Im worried about the resale in decades to come and what costs I could accrue if a "spill" is discovered. Im sure there is something in the soil. How could there not be?

As a contractor myself, there is a shortage of available workers. Those w/o jobs and answering my empoyment ads are 99% of the time unable to keep the position due to personal issues.  Im paying my regulars a lot to stay with me and Im doing what I can to find more help but its not easy. In addition there is a ton of work avail to me.

Im a licensed agent and a licensed contractor. Ive saved up 50k with hopes of transitioning from contracting to Realestate.

I gave two goals. 1st is to accumulate enough properties to support my wife and i through our retirement.

2nd is to transition into real estate as a full time career. Id like to specialize in investment properties (multi family etc).

I have friends in the SEO marketing world and employees in my office interested in taking on some of my new direct mail marketing.

How would you handle the $, the transition, the marketing?
