Please let me know if you are using an online system to collect and pay rent to owners. I am at the moment dissatisfied with my current system. Please users only. I want the "real" story if you are satisfied.

Hello Morris,

I have used Chase (Bob) Laurendine for years as my real estate attorney in Mobile AL. You can google him and get contact information.

Try offering a semi-monthly lease period to borderline tenants. Here are the reasons you may want to do this

1. You can make the lates fees on each 15 day period.

2. You will know 15 days earlier if there is trouble with the rent

3. You can up charge for the semi monthly handling.

4. It may fit the tenant better. Some get paid twice a month.

My software is set up for semi monthly. Automatically will calculate late fees.
