Woa hero! welcome to tinker AFB! You say you have looked over the mls and are ready to start making offers... what??? where? Lets talk numbers for a second, what numbers are you running on your deals? Are you looking at midwest city if so there is zero appreciation, del city? forget it they hate investors and require interior "$$$safety inspections" every-time you change names on the water bill. Let's talk strategy warrior and then talk about putting offers.

Be careful on the mini apartments. Somehow the owners of them in OKC always “dont have financial records for the past years” people dont sell investments that are performing excellent. Also are these one bed units or two bed? How many are section 8? If you have a written history of a performing asset and a solid reason for selling from the owner this might have some good benefits if you can get the cap rate and interest futher apart.

November is right around the corner so you don't really have too much time to burn. Renting in November can be slower than the warmer months as people are less likely to get the motivation to pack unless the have too and local "have to" moves are often trouble filled.

If it were me I would pay close attention to properties for rent on zillow in your target area that are sitting on the market longer than 30 days look at what the amenities are and try to avoid making those mistakes. As men we always like to take action, sometimes the best action is insuring the basics are taken care of right. 

Get your three homes renovated for max rent and refinance value and get tenants in the home cash flowing and then make your next move. There is plenty of time to search for the next deal and last time I checked the high margin deals are pretty much gone unless your looking to work south of 40 and north of 240. Hold your position and follow through. Thats my two cents.

Don't forget that you have to house people in the investments you are buying. If you don't have enough cash flow to properly maintain your property the city will come after you. There is more and more citizens pushed to get slumlords out of the city. This works across the board don't forget when you invest in houses you invest in people and cities and with that comes responsibility. Flow enough cash to properly maintain your property or do not buy it.

try roger karns with shelter insurance out of yukon ok. they have always done pretty good rates for sfh investments

@Rick Bracelin I was thinking you might want to stop by my uncles place, he's an old cracker but he spear headed paying off 90 properties that he owns clean and clear. Its also good to hear from a local on over 50 years of owning real estate. He cash flows 30k per month now and i bet he would meet you for lunch if you bought him a buffet ;) ha.. PM or email your schedule and I will try to hook it up. Disclaimer he is 70 and well.. dont expect the latest tech info.. blahaha
