I am considering rolling over my old 401k into a Self-Directed IRA to potentially use those funds to purchase my first rental property. Can anyone help explain any pros/cons with this and let me know if this is actually a viable option to get started? I have ~$100k to rollover.

Thank you for your comment! So if i were to buy a home under a land lease option and then wanted to sell it in 10 or 20 years would i get the appreciation profit or how does that work? Are you able to do Cash Out Refis or HELOCs? Or how does that all work?

Wondering if anyone has any experience investing in houses where there is a Land Leasehold Interest? I was looking at a STR investment property and just found out that it is in a Land Leasehold Interest area. Wondering what the Pros and/or Cons are with this strategy.

I am currently looking into buying my first investment property (potentially small multi-family). I have bought my Primary Residence and another 82 acre land purchase thru a local bank in which i have gained a pretty good relationship with them. I am currently being told my only option for financing an investment property is with a 5 year balloon amortized over 25 years with 20% down payment. Can someone please let me know opinions on pros vs. cons for this type of lending and if you think i should be looking into different options. I would like to get into a 30 year fixed rate but I'm not sure if that is an option for me in my area. Any help/advise is greatly appreciated!
