Hey Brandon, 

As Troy mentioned above Liberty Title is an excellent option for direct to seller single closings. However, they don't do blind cd's or cashless closings. They require you to double close. A to B then B to C. Plus they charge a deposit for the transaction ($250-500). Thats standard across the board here in Lansing unfortunately. Diversified, Mid Michigan, Mid State, Bell Title etc. I would recommend one of the companies out of Metro Detroit for wholesale deals. Legacy Title Agency or Michigan Investment Title. Yeah it stinks, you wont be able to close at an office within an hour distance but they offer mobile notary services so they can close anywhere you would like them to. Hope this helps!

@Brandon Paisley that’s awesome Brandon! House hacking is a great way to get started in real estate investing. That’s how I got my start almost a year ago now. I then started wholesaling shortly there after and since have seen some pretty awesome results. @Lyandrea Russell A buddy of mine was just looking into this. Check out First National Bank of America. He said there’s no seasoning period and they offer cash out refinance.

@Joe Halama Hi Joe, if you can’t find any SE MI investors on here I’d recommend joining the we buy dirty houses in Ann Arbor group on Facebook along with some other investor groups out that way. I’m in the Lansing market as well. I’m always looking to connect and talk real estate.
