Do I need a salesperson license or broker license in order to rent out part of a residential property I own?

I think I'll plan on buying an apartment and then renting out a portion of it to school mates to pay the mortgage and other fees. I'm very young and new to this so thank you all for help!

How exactly do I decide what I should buy as my first piece of property with an FHA approved loan? I live in Boston, MA and am looking to buy an apartment to rent out and then resell later in the future.

I'm currently a college student looking to start my real estate career at an early age. How exactly would I go about securing money from the bank if I have about 10% of the down payment on a property, let's say a condo? I know they're many different choices but I have no idea what type of loan to get etc. Do I also need to be licensed to rent out a property in the state of Massachusetts? Thanks.
