Thanks to everyone for reaching out. I'm excited to get started and to get my hands dirty. Would you care to give any advice on investing in the area (strategy, locating deals, financing, areas to avoid)

1. With 2k to invest you are probley going to look towards a owner occupied property to get a low down payment and try to get closing cost paid by the seller. 

What kind of loan were you pre-approved for ?

I would look for a duplex that you could house hack. This would give you a opportunity to save more and grow your savings faster.

Hello everyone,

 My name is Lance Woolverton and I am a real estate investor living in Owensboro and working in Evansville. I currently am focused on buy and hold investing and  flipping for additional capital.
 

I am a blue collar worker looking to make a better future for my family through investing. I have been researching on bigger pockets and the podcast without posting much. Today I am confident in my education and ready to make the leap into real estate investing. I am very motivated and I am a grinder. I would love to find local people to connect and possibly partner with.

Something I've been thinking about if I can't get her to come on board with the house hack is this. What about getting an fha on our personal residence on a cheaper live in flip or fix and rent which would leave about $25,000. Leave that for a financial runway and try to cash out refinance after our 1st year. Just trying to get all my options line up and don't want to have to force something on my family they don't want.

@Craig Curelop thanks alot. I've just finished the podcast and learned alot. Question- With the debt paid off we would have around $30,000 left. In your opinion. Would we be better off putting 20% down on a place or going the fha route and having the pmi insurance every month ?

So my wife is up and down about us living in the duplex, even for a short period. I'm working on her. However I would also like to explore what would be the right steps to go if we decide not to house hack and still get into multi-family properties. save up enough from the reduction of our bills to put a down payment ?

@Avi Garg we are selling the house for multiple reasons, mainly being to pay off our debt and also move to another nearby city to be closer to family

@Avi Garg Would you suggest to do a the loan for the down payment to leave more in the bank ?
