 Hi Michael,

I have been watching Corvallis pretty closely the last month. I am looking at 2-4 plex houses for an owner-occupy, but I have only seen two come up and they sold rather quickly.  I am also looking at Albany and Salem. Both have more multi-family options with better cash-flow pro-formas. But I am concerned that those markets seem to be quite a bit weaker than Corvallis and Portland. Both cities have a lot of room to grow, a lot more crime, and much lower property values.

I have a goal of purchasing my first buy and hold multifamily investment property during 2016. I would like to learn how my peers are making investment decisions. I work around the Willamette valley and would be interested in meeting up for a microbrew to discuss regional insight.
