Never heard of that one! Sounds very interesting!!

Usually I just use the BiggerPockets Podcast, I write down the real estate and business books guests suggest, I do some research and see what interests me! Super useful part of the podcasts! I find it especially useful when they interview authors as well, such as Cal Newport! I just finished his So Good They Can’t Ignore You, But I wouldn’t have have stumbled upon him at this time without his podcast interview!!

That sounds like a tricky situation. If you don't plan on doing any value add to the property for a BRRRR, or unless you're planning on flipping, you would need really strong cash flow to float 2 loans. If they were to put up the whole cost, and you purchased it with cash, it would make things simpler! From what I've heard most people simply use the private money as the bank, and pay them in the same way: 30 year amortization at 5% (interest and amortization period varying).

I’m very green to real estate so I might be incorrect, but I’m very interested to hear the solutions those with more experience, come up with!
