Tenants broke lease earlier, left without leaving forwarding address. We cleaned up the property, found some fleas and dead bedbugs on the belongings left behind ( sorry if I made you itchy ). I know I probably need to call exterminator .The question is do I order inspection of both units or just the empty one. Tenants on the first floor never complained. And the lease states bed bugs is shared tenants responsibility .

And why is that that you can't trust them? Did they not pay before, were they always late, did they lie about something before, do they have a good credit, worth caring about? There is a whole lot we don't know and can't give you adequate advise. It's always subjective.

A lot of tenants and this personaly happened with ours knowing that they will be moving out trying to use their last month's rent plus security deposit as last 2 months payment. This way they can save some money for their next place. It is hard for some to save 3 months rent, so they just stop paying. We personally let them do it that way. We took the risk of not being able to use security deposit as was intended by the contract, but knew anyway if we took them to court, they didn't have any money to pay anyway. I think cash for keys is just wrong. I am not giving anybody a dime to get my own property back. And evictions are costly.

Thank you. I do have a question. Do you know any lander who would give us a good deal on HELOC on our primary residence.

We are thinking of using a HELOC to buy another duplex. And what exactly constitutes a good deal for HELOC?

As to the elementary and middle school 19115, 19116 is OK

But as to high schools Center city,.

Huntington valley is great, but that is not Philadelphia school district although just 10 min away

I personally don't like the school district that this property is in.

We are very new. And it's more like a supliment to our retirement. My husband has a full time job, actually more then full time when you work for salary. And I am a stay home mom, taking care of 3 children. It's became more like my hobby to learn about RE and we bought 2 duplexes 6 months apart. Now we ran out of cash and trying to learn how to invest creatively .

As to you being asked to be on podcast, i think you can write them an email or contact somehow. Just tell them your story. I think you have a lot of valuable information we all can learn from.

We are not as close to your scale. Maybe it's time for you to do a BP podcast or write a blog. We will be enjoying it.

I just thought for a second the property was in Philadelphia pa and was like WOW you can't get 14 unit property here for that low of a price.
