Typically, I find virtual staging to not be necessary for marketing our properties. However, recently, we have had a few properties that are not moving and I am racking my brain for creative ideas to generate interest. The price is not too high or low, owners have shown flexibility in terms of the repairs and upgrades suggested... The locations of these properties are really great, and the units themselves are nice.

So, do you ever use virtual staging to move properties along? Any other creative ideas outside of professional photos/virtual walk throughs?

Did you ultimately find that virtual staging actually helps to rent apartments faster and for a higher price?

Post: Does Virtual Staging help to find renters?

Hi All - has anyone done an analysis OR seen an analysis that shows that units that are virtually stage rent for more and faster?  It seems obvious that they would since more renters will come to see the property, I'm just looking for the data that proves this (or disproves this).

I'm looking to connect with people in Operations or Marketing at property management companies.  I'm looking to understand:

1. How much they already spend on virtual staging services each month?

2. How that spend breaks down (ex: 20 properties, 3 images each - living room, bedroom, dining room)

3. What % of doors in the portfolio get virtually staged?

4. If 100% of doors aren't staged, why not?

Know anyone you can connect me with?

Staged for a rental, never. Why are you asking these questions?

Its probably market dependent as I've spoken to a couple property management companies that virtually stage rentals!  Not in Cleveland though.

Virtual staging is probably best for Class A & B properties.

In our experience, most Class C & D tenants wouldn't appreciate it and may even be so foreign to them that it would be a negative.

I can't find the # of units your company covers on your website, but I'm wondering - do you virtually stage ALL of your properties?  Or just some?

100% - this is what we are hearing from the market as well!

I'm managing almost 400 doors and don't ever stage my rentals. I network with hundreds of professional managers and don't know many that stage rentals. I suspect it's pretty rare and probably reserved for high-end properties.

Makes sense! If virtual staging was free, do you see any value in staging your rentals?
