@Lydia T. Thanks. I agree all deals are slightly different and that makes a standardized system harder to implement but I started a living document to guide us through the wholesale process. To make sure we don’t skip important steps. It’s a work in progress but I think it will pay off when its time to automate. How has your local market been this first quarter of 2019?

@Apurva Sanghavi did you ever refine a checklist? I'm in the same boat in the Nashville market. I need a checklist for both my leads and deals. I have been working on it but just curious what/how others are doing it.

@Kathryn Dunnivant I am in no way an expert but here is how I understand it. You have to buy by Dec 2019 to get the full capital gains tax benefits. After you purchase you are still required to invest into the property. I believe it's 18 months and the investment/renovation/upgrade amount has to match the purchase amount. The funds have to be capital gains, not regular income or savings. You self certify on the IRS website. As for the LLC question, I'm curious to see what others have to say. I'm. Not sure on that. I would assume the funds could come from any account since you are allowed to go into joint ventures, etc. hope this help some.

 Hands down! I can RVM, make, post, and print property details and flyers. When I want to send my properties out to my buyers lists I simply email them from REIBB, I can attach the property listings I want and send them in a nice presentable email. At this point I don't even read it I just hit send. RVM has also been great. Plus you can text blast! 

They also have a document library with some great templates. I can design and manage my website, manage my contacts, have multiple numbers, make logins for VA's etc, build webforms and landing pages and that's just to name a few things. Check out my site www.kvbuyhouses.com. i am currently redesigning my website and I can do it all from REIBB. I would have to have several employees to accomplish equal tasks.

Reiblackbook has been great in my business @kvbuyhouses. We are small business members. We use them for everything from lead generation to buyer contact, task setting and followup, website building, I'm currently working on a few landing pages. There's a lot to learn and a lot of tools that I still haven't used but they have a pretty good training setup. Also we got the chance to meet with the brains behind the system @Josh Arras and more. They have lots of new tools rolling out that we can't wait to use. 

The upfront cost typically scares people away but consider this. You spend the money to have most of your systems and took in one place. I can't manage my business properly if I have to rely of too many programs/CRMs you complete task that they have made simpler.

 This isn’t 100% accurate. You don’t have to be in a partnership or corporation, any individual can’t start a fund. You can self certify on The IRS.gov website. You do have to hold the investment for ten years to recieve the full benefit but it worth it if you save 100% of the capital gains tax. Also note that you have to improve the property, land, etc. so if you purchase a home or business for say $10,000 you have to also put a minimum of 10K into it for improvement. If you really want to learn more, find a class to attend. That’s what I did.
