I wanted to know what are some question i should ask potential sellers?

As an investor/ buyer what do you specifically want to know from myself to help you understand the deal better? 

I'm trying to gather as much detail for potential buyers as possible.

P.S  BP is amazing, Thank god for such a place of like minded individuals and information.
