City current appraisal is about 100k less than the mls price right now ( city site)

Current rent looks good in the area (RentFaster.ca)

I just want more research tools. Or what best way can I get the numbers for canada property. ?

I currently own one of that ( city licensed 2/1 2ndry suit , good stable tenant for over 2yrs ) and looking to do more

Am looking at 25k frm my rrsp, another 5% as new primary residence, or to refinance this (My options )

Using hard money and brrrr sounds good if your calculations works , my two concerns are the requirements of the HMLs , and also the current gloomy calgary economy compounded by the pandemic. There are more New Builds more than buyers currently.
