Where can I obtain a good basic written money lending contract for a first time money lending opportunity. I am the lender, and the other party is flipping a house in a small town in Wisconsin.

When owning a small property for the first time, how, where, do I find property management that will not cut too much into my bottom line? Can I own real estate that is not nearby to where I live?

Ok. Thanks. I have been given a very simple promissory note from the flipper. It seems too simplistic, and has me worried, even though this is with a friend who is flipping. Haven't been able to find much info on this topic.

I am new to being a money lender for other's real estate flipping. What steps and paperwork do I need in place for a secure deal?
