Hi Cody,

We have some family members moving down there and since we'll be visiting them often, we thought of looking at real estate down there. Also, A couple of people mentioned buy and holds there are solid and since the houses are cheaper than Philadelphia prices, it's a way to diversify our portfolio. How about you?

Hi, I'm visiting Oklahoma City, OK end of the August and is looking for property managers or realtors to meet up with to discuss potential investment properties. I'm available from Friday, August 30-September 1st if anyone is in OKC.

Hi Ohad,

Welcome to Philadelphia! I use Value Guard Home Inspections- his name is Michael Kelley, ACI, Master Home Inspector.  They are great! Michael took his time going through the entire house and his report was very detailed and it had pictures of everything he inspected. Very thorough and professional. Good luck!!

Long story "long", I use 11% for PM fees :)

Hi Jovon,

Ahh, gotcha. I didn't know that most charge a tenant placement fee. Thank you for the tip!! :)

Thank you!!! I appreciate it. It's written on the lease "AS IS", but we have decided to go half and half  since it's a state law to have it the back flow. Thank you again for your help. I appreciate it.  - Laila
